Window and door mastic

Window and door mastic

The mastic round the outside of a window or door frame keeps driven rain out of the wall. When it cracks or shrinks back, water and draughts get in. Post the job once with the number of frames and an applicator near you can quote.

Outside joints, inside joints and new installs

External frame mastic has to cope with sun, frost and the frame expanding and contracting, so it needs a low-modulus silicone or MS polymer made for external joints, with a backing rod where the gap is deep. Internal joints round window boards and reveals are mostly about draughts and a clean finish, and are often paintable.

uPVC, timber and aluminium frames each behave differently, and patio, bi-fold and sliding doors have long joints with a lot of movement at the threshold. Say what the frames are made of and roughly how old they are when you post.

Getting window mastic priced

Count the windows and doors, say which floors they are on and whether there is safe ground for ladders or a tower. A photo of the worst frame and one of the whole elevation helps an applicator price access properly. On buildings from before 2000, mention it: old window mastic can contain asbestos and should be tested before it is cut out.

  • Number of windows and doors, and which floors
  • Frame material and colour of sealant wanted
  • Access: ladder, tower or scaffold
  • Age of the building, in case old mastic needs testing

Frequently asked questions

How long does window mastic last?

It depends on the product, the exposure and how well it was applied. Replace it when it cracks, shrinks, hardens or pulls away rather than by the calendar.

Do new windows need mastic?

Usually yes. Most frames are sealed round the perimeter once fixed. If your installer does not do it, you can post it as a separate job.

Can the applicator match a coloured frame?

Sealants come in many colours, including common frame colours such as anthracite grey, brown and cream. Say which colour you need when you post.

Will a mastic man respond to my job?

You can post a job anywhere in the UK, including Northern Ireland, and applicators who cover your area can claim it. We are launching in phases and recruiting applicators across the country, so we cannot promise a response in every area yet. If nobody claims your job you can cancel it.

How are applicators on Mastic Man checked?

Applicators must confirm their email address before they can see jobs, and we suspend accounts reported for misuse. We do not check companies or identity, so ask for references and photos of previous work. Applicators can add CSCS, IPAF or PASMA cards. We are an introduction service and do not promise any outcome, so ask for photos of previous work and agree the price and scope in writing.
